Account Longevity15%

Listing age and rental history. A property with 3 years of continuous rental history and zero disputes scores significantly higher than a new listing. Logarithmically scaled.

Compliance Posture20%

Permits, tax filings, insurance coverage, and local regulatory compliance. Short-term rental permits, occupancy certificates, fire safety inspections, and HOA standing.

Behavioral Integrity15%

Guest complaints, damage claims, noise violations, and neighbor disputes. Properties with zero complaints over 12 months score highest. Each verified complaint reduces the score.

Transaction Volume10%

Monthly revenue and transaction frequency. Properties generating consistent income demonstrate economic viability. Measured relative to comparable properties in the same market.

Service Diversity10%

Booking platforms, vendor relationships, and service integrations. Properties listed on multiple platforms with diverse vendor networks show operational maturity.

Peer Reputation10%

Guest reviews, host rating, and feedback from vendors and service providers. Aggregated across Airbnb, VRBO, direct bookings, and vendor satisfaction surveys.
